Signs of a Possible Slab Leak

No single symptom confirms a leaking pipe beneath the foundation. Several signs together, or a water meter that moves when the home isn’t using water, are stronger reasons to have the plumbing checked.

  • A warm area on the floor.

    A hot-water line leaking beneath the slab may raise the temperature of the flooring above it.
  • Running-water sounds with fixtures off.

    Water escaping from a pressurized line may be audible even when faucets, toilets, appliances, and irrigation aren’t running.
  • An unexplained increase in water use.

    Compare current bills with similar months and check whether your water utility offers usage or leak alerts.
  • Water-meter movement.

    If every fixture and water-using appliance is off but the meter continues to register use, there’s likely a leak somewhere on the property.
  • Low pressure at several fixtures.

    A supply-line leak can reduce available pressure, although valves, regulators, mineral buildup, and utility issues can cause similar symptoms.
  • Damp, stained, or changing flooring.

    Moisture reaching carpet, wood, baseboards, or flooring adhesive may come from a pipe below, but nearby fixtures and drains also need to be ruled out.
  • Water near the slab or foundation.

    Unexplained moisture appearing at the edge of the home may point to a buried line, irrigation, drainage, or another water source.

Cracks and musty odors can develop for many reasons and don’t identify a slab leak by themselves. Testing the plumbing is how we determine whether a pressurized water line is losing water.

What Causes Pipes Beneath a Slab to Leak?

The cause isn’t always visible until the affected line is exposed. Common contributors include:

  • Pipe movement and abrasion.

    A line that rubs against concrete, aggregate, or another pipe can wear thin at the contact point.
  • Corrosion.

    Water chemistry, pipe material, installation conditions, and age can contribute to pitting or pinhole leaks. Hardness alone doesn’t prove why a copper line failed.
  • High or unstable water pressure.

    Excess pressure places more stress on pipes, fittings, and weak areas in the system.
  • Installation problems.

    Kinked tubing, poorly protected pipe, tight bends, or stressed connections can fail years after the original installation.
  • Age and repeated repairs.

    Multiple leaks along the same run may indicate that more of the line has deteriorated, making another isolated patch less practical.
  • Building or soil movement.

    Movement can place stress on rigid piping beneath a foundation, but the presence of a slab leak doesn’t establish that soil movement caused it.

Finding the leak tells us where the water is escaping. Examining the failed section and the condition of the surrounding system helps determine why it failed and whether the rest of the line is still serviceable.

How We Check for a Slab Leak

We start by confirming that the home is losing water and narrowing down which part of the plumbing is affected. Depending on the piping, symptoms, and access, the process may include:

  • Water-meter and fixture checks.

    We rule out running toilets, irrigation, water heaters, and visible fixture leaks before assuming the loss is beneath the slab.
  • Line isolation and pressure testing.

    Testing sections of the hot and cold supply system can show which side is losing pressure.
  • Pipe-route locating.

    Locating equipment helps trace where concealed piping runs beneath the floor.
  • Electronic listening.

    Acoustic equipment may detect the sound made by water escaping from a pressurized line.
  • Temperature and moisture readings.

    Thermal and moisture tools can help identify unusual heat or moisture patterns, especially when a hot-water line is involved.

Slab Leak Repair Options

The best repair depends on the leak location, pipe condition, floor covering, accessibility, and whether the problem is isolated or part of a larger pattern.

    We access the failed section through the slab and replace the damaged pipe. This can make sense for one accessible leak in a line that otherwise appears serviceable.

    Reroute or bypass.

    A new line is routed around the failed underground section through an accessible path. This avoids reopening the same buried run and may reduce demolition inside the home.
  • 3

    Partial or whole-home repiping.

    When testing, repair history, or exposed pipe shows broader deterioration, replacing more of the piping may be more practical than repairing one leak at a time.

Do NOT use this company!
A picture is worth a thousand words - please read this and check out my pictures before you call this company! We have been customers of Arctic Air for years and this is the installation they performed at our home. Incomplete wiring, pieces taped in place, instead of fully removing the old unit the new swamp cooler is taped to pieces of the old unit - since this was done on our roof, we might have never known how bad the installation was but it caused a leak in our living room and we’ve been stuck in a nightmare ever since.
If we want repairs done through them then we just need to sign a form releasing them of all liability - would you sign off on a company that performed THIS work to come fix it?
• This was installed 6/6
• Arctic Air performed repairs on the new unit on 6/8 (it was flooding our side yard due to an incorrect valve placement)
• There was a leak in our living room on 6/14 and an Arctic Air tech confirmed it was their responsibility and management would follow up
To date, we are still going back and forth while things stay broken and damaged in our home. Save yourself this trouble!

Jonathan was amazing! I live out of the state so he was in the house without super. He called, texted, and FaceTimed me during work. He took before pictures and provided plenty of videos of his work and sent them to me as things were being fixed. He was very knowledgeable and showed a deep concern for me as the customer. He displayed exceptional customer service and didn’t appear to inflate costs or try to push services that I didn’t need. He was honest and did a great job! I can't say enough about Arctic air! We live way up in the mountains in Tehachapi, and they had no problem coming to our house. They are high-tech, personable, efficient and extremely professional. Both Gabriel and Lazaro were amazing, diagnosed the problem, did some troubleshooting, and took care of everything. They even had recommendations for what to do in the near future. I will not hesitate to call them again or to recommend them fully! Well done guys!!

Miguel was nice but the service itself definitely seemed like a scam. Had I known he wasn’t going to do anything I would have never agreed to pay the $99. He attempted to charge almost $1400 to replace 4 items that cost around $120 for all. He informed me that labor itself was $180. I then asked how much it would be if I aid for the parts separate and just paid the labor. Mind you this was after I paid the $99 and he sent me an invoice that totaled to $522. I don’t see how the labor went up that much when he’s servicing the same parts. This company definitely does not seem like an honest company nor is it reasonable. For that amount I could just buy a new one. I asked for the parts I needed and it literally came out to $120.44 for all 4 parts. I also did review the invoice and there’s no detailed price aside anything. I understand this is a business but this seems beyond unreasonable and a waste a money. I will not be recommending and I hope you learn to do right by your customers.

Our 24 year old wall heater was replaced Dec 22 2025 by Samuel and Miguel. They were on time, finished in shorter time than estimated, clean, professional, and provided lots of answers to our multiple questions.
The gentleman that came out the week before to diagnose the problem gave us same info as the So Cal Gas representative. But, in addition to saying we were fortunate to be alive and should keep the heater pilot off, he came back the next day with a portable heater for our use until new heater could be installed on Monday .

Why a Suspected Slab Leak Should Be Checked

A hidden supply-line leak can waste water continuously and allow moisture to reach flooring, baseboards, cabinets, drywall, or other building materials. The longer the line runs, the more water the home may have to absorb.

That doesn’t mean every warm floor or high bill is a foundation emergency. The same symptoms can come from toilets, irrigation, water heaters, fixtures, drains, or utility-rate changes. Testing separates a slab leak from those other causes and prevents repair decisions based on a guess.

If water is actively spreading through the home, shut off the main water valve if you can reach it safely and call for emergency plumbing service.
